Position Title: Project Manager - Construction (Temporary)

Department: Real Estate

Reports To: Director, Real Estate Construction Management

FLSA Status: Exempt

Direct Reports: None

Essential Duties and Responsibilities:

Work with superintendents and foremen to plan, organize and direct activities relevant to construction projects. Assist project managers, engineers, and architects in the arrangement and analysis of projects and scheduling of project reports.

Establish project objectives, policies, procedures and performance standards within boundaries of agency policies and contract specifications. Confer with supervisors and foremen to discuss such matters as work procedures, complaints and construction problems.

Monitor and control project through administrative direction of on-site foremen to ensure

the project

is completed on schedule and within budget.

Investigate potentially serious situations and implement corrective measures.

Represent agency in project meetings and attend strategy meetings.

Work with contract administrator to manage financial aspects of contracts to protect

the agency’s

interest and simultaneously maintain good relationships with clients, development partners, and other internal and external stakeholders. (E.g.

The City

of Atlanta, investors, partners, internal business units.)

Works with Contracts and Procurement to requisition supplies and materials to complete constructions projects.

Interpret and explain plans and contract terms to administrative staff, workers



Formulate reports concerning such areas as work progress, estimates



Establishes and monitors internal controls and ensures uniform application/compliance across the AH real estate footprint relevant to all construction, OSHA, EPA, HUD, Accessibility and any applicable regulations, as well as AH guidelines.

Provides the knowledge and sound


of an experienced professional relevant to technical needs, business considerations, current economic and/or social climates, zoning, construction codes, construction practices, and works closely with Program Manager to certify the technical acceptance of completed work.

Develops and maintains collaborative staff working relationships. Provides advice, guidance and program information to team members.

Knowledge and Skill Requirements:

Procurement Management – Thorough understanding of procurement planning, contracts planning, authoring solicitations, evaluation, requesting solicitation responses, selecting contractor(s), administering contract(s), and contract(s) closing activities.

Schedule Management – Strong knowledge of activity definition and sequencing, resource estimating, duration estimating, schedule development, and schedule control activities.

Integration Management – Thorough understanding of project plan development(s), project plan execution, and integrated change control activities.

Scope Management – Thorough understanding of project initiation, scope planning, scope definition


scope change control activities.

Cost Management –Thorough understanding of resource planning, cost estimating, and budgeting and cost control activities.

Risk Management – Thorough understanding of risk management planning, risk identification, risk quantitative and qualitative analysis, response planning, monitoring, and control activities.

Quality Management – Thorough understanding of quality planning, quality assurance


quality control activities.

Communications Management – Thorough understanding of communications planning, information distribution, progress and performance reporting, and stakeholder communications management activities

Excellent MS Project skills and experience with other construction management software.

Education and Experience:

Bachelor's degree (BA/BS) in Construction, Engineering, or

other relevant degree.

5- 7 years of related experience. Prior Supervisory experience preferred.

PMP (Project Management Professional) certification, preferred

Excellent written & verbal communication

Requires advanced knowledge of construction and financial terms and principles. Requires advanced analytical and quantitative skills.

. Conducts advanced financial, budget and schedule analysis.

Ability to comprehend, analyze, and interpret complex documents. Ability to solve problems involving several options in situations.

Strong process skills, negotiating, decision-making and analytical skills are necessary. Demonstrated ability in project management processes, tools



Working Conditions:

Works in an office environment; however

due to the nature of the position may be required to do site visits and therefore will be subject to the elements. May require frequent reading, researching, bending, stooping, reaching and prolonged sitting and/or standing. May require lifting typically not to exceed 10-20 pounds. Occasional travel may be required. Must be able to work in a deadline-focused and pressure-driven environment. May be required to have a valid State of Georgia driver’s license and be fully insurable for the purpose of obtaining clearance on

the company's

“Authorized Driver’s List.” Additional hours may be required to meet workload demands.
